At Native Build, we believe building should feel exciting — not stressful. Too often, clients hand over beautifully designed projects to builders who dilute the vision, drive up costs, or lose the care that went into the design.
We set out to change that.
Architect-led, Native Build exists to protect design quality, cost certainty, and client experience from concept to completion.
Utilising our in-house team of Architects and Construction Managers, our purpose is simple:

Architect-Led Design & Build
Architect-led construction means your design team stay at the centre of your project — right through to completion. Instead of a handover between design and build, we integrate the two.
Our construction managers and Architects work side by side to ensure that every detail, finish, and decision reflects the original design intent.
This joined-up approach means:
- No disconnects between drawings and delivery.
- No loss of cost control.
- No compromise on quality or design integrity.
It’s a calmer, more transparent way to build — where communication flows, decisions are made quickly, and everyone shares responsibility for the outcome.

How are you different from a typical main contractor?
By combining the design and construction teams, we offer a more collaborative approach. Our Architect-led design and build process provides a truly turnkey solution and offers less friction between design and build teams, greater cost and quality control and greater transparency for all involved.
Are all your team ‘in-house’?
Our Architects are all in-house and deliver architectural services via our sister company, Staran Architects Ltd. Our construction managers are also in-house. Beyond these key design and construction team members, we utilise our trusted supply chain of sub-contractors and suppliers.
Do you partner with main contractors?
Not for Construction Management or main contracting services, we would instead typically break a project down into 12-18 work packages. These can be competitively tendered, or we can use our trusted supply chain. This provides flexibility for scale of projects and location. It also means we are able to start projects quicker due to not being solely reliant on direct labour.
For higher level Project Management, we may partner with main contractors/ larger sub-contractors and break a project down into only 2-3 main packages.
What types of projects do you undertake?
New build private homes, significant extensions & renovations, design-led residential developments and boutique hospitality projects.
Where do you work?
Depending on the scale of project and desired service level, we can work across Scotland and the north of England. For smaller works (under £500k) we would typically work within a one hour drive of Edinburgh.
Can we work with you on the design phase only?
Yes — absolutely.
You’re very welcome to work with Staran Architects purely for architectural design, planning or technical drawings. While we offer a fully integrated Architect-Led Design & Build service through Native Build, we don’t lock clients into construction with us.
Even on design-only appointments, we think about buildability, cost and programme from day one. Our construction experience ensures your project is practical, deliverable and commercially sound.
If you choose to appoint another contractor, we can assist with tendering, contractor selection and contract administration — or provide a shortlist of trusted builders.
Whether you choose design only or our full Architect-Led Design & Build route, our priority is the same: a beautifully designed project delivered properly.
Can you build our project if you weren’t the architect?
In some cases, yes — although we’re selective.
Native Build delivers the strongest results when we’ve been involved from the early design stages alongside Staran Architects. That integration allows us to manage cost, programme and buildability proactively, reducing risk and ensuring a smooth delivery.
We do occasionally undertake projects designed by others, depending on what stage the design is at and how developed the information is. We don’t typically enter competitive tender situations or work under procurement routes where we aren’t leading project management, as this can introduce unnecessary risk and compromise quality.
If you have an existing design, we’re happy to review it and advise honestly on whether it’s the right fit — for you, for us, and for the outcome you’re aiming to achieve.
